Lucas has completed a series of major fit out and finishing packages at the £2.2 billion Nova Victoria, one of London’s biggest redevelopment projects.
Phase 1 of this landmark development included the building of two office buildings, Nova North and Nova South, a new luxury apartment complex called the Nova Building, three basement levels of car parking space and plant rooms, and integrated retail and public realm spaces.
Our main fit out contract was for the 21 luxury penthouses in the Nova Building where we coordinated closely with Mace MEP and took full responsibility for the building, fit out and finishing of these magnificent penthouses, and bringing together all trades under our management control.
This “super fit out” approach at Nova allowed the main contractor and developer the opportunity to de-risk a critical part of the project, with Lucas the single point of responsibility.
Our design team took the client’s design intent and developed it into a detailed, fully coordinated set of plans for inclusion in the overall BIM construction model at Nova. The Lucas team then took full responsibility for the entire project planning, procurement and installation.
Taking the area from “Grey Box” we pumped concrete up through the building to screed the penthouse floors with an integrated underfloor heating system and then installed all drywall partitioning complete with skimmed and painted finish to create a perfect white box.
Following this we then installed specialist timber flooring, complex lacquered timber wall panelling and a significant bespoke wardrobe package made off site. All lobby areas were finished in a combination of timber and stainless steel cladding with all ceilings finished in a high quality Kavdrat acoustic cladding system.]All penthouse front doors with finished with a highly unusual blackened steel plated finish.
We completed the project with expertly applied decorative finishes throughout the apartments and corridors to some of the highest standards ever achieved on a high end residential project.
In a subsequent package, Landsec commissioned us directly to fit out four of the penthouses into show suites completing the full furniture, fixtures and equipment (FF& E) package to tight timescales.
The construction project was carried out on a 5.5 acre island site in the middle of one of London’s busiest one-way systems, so our experienced logistics centre played a big part ensuring that materials and equipment arrived on site at just the right time and in perfect condition despite a very difficult haul route.
We were awarded additional fit out packages to help with the completion of the project on time. These including an extensive drylining project and the installation of all joinery in some of the apartments.
Lucas also carried out major painting packages at Nova. We decorated throughout the 170 newly-built apartments, we painted the shell and core of the commercial buildings, and painted the basement levels across the whole site which required protective resin coatings and a specialist DeckMaster multi-coat system for the demarcation of the car parks, loading bays and ramps.
